Safety & Emergency Systems

The items that protect life and limit damage in the first 90 seconds of an emergency. Most homeowners haven't verified any of these since move-in.

Main water shutoff located and operable

Stand at the shutoff and physically turn it. Confirm it closes fully. A burst pipe releases 8 gal/min — hesitation is expensive. If you don't know where it is, stop here and find it before continuing.

Gas shutoff accessible and labeled

Could a housesitter, family member, or first responder locate it in under 60 seconds in the dark? If not, it isn't labeled well enough.

Electrical panel breakers labeled accurately

Stand-in for every breaker. "Bedrooms" is not a label. Breakers should identify the specific circuit. Verify at least the HVAC, water heater, and range breakers are correctly marked.

Important

Smoke detectors tested within the past 6 months

Press the test button on every unit. Coastal humidity accelerates sensor degradation — most manufacturers recommend replacement every 7–10 years. Note the manufacturing date on each unit's back panel.

CO detectors present and tested on every occupied level

Carbon monoxide is odorless. After a storm, generator misuse kills several families in the Carolinas each season. Detectors should be within 10 ft of sleeping areas.

Fire extinguisher in kitchen — charged and within inspection date

Check the pressure gauge needle (green zone), inspect for visible damage or corrosion, confirm the pin and tamper seal are intact. If it's older than 12 years, replace it regardless of gauge reading.

Dryer vent clear of lint buildup

Disconnect the duct from the back of the dryer. Inspect the full run. Coastal humidity causes lint to clump and adhere more aggressively than in dry climates. Dryer fires account for $238M in annual property damage — lint is the #1 cause.

Emergency egress clear from all bedrooms

Every bedroom window should open fully and be large enough to exit. Confirm that any window locks or security bars have interior quick-release hardware. Walk it — don't assume.

Important

GFCI outlets functional in wet areas

Test every GFCI in kitchens, bathrooms, garage, and exterior outlets using the test/reset button. A GFCI that doesn't trip is not protecting you. Coastal properties see higher failure rates due to salt moisture infiltration.

Emergency contacts list posted physically in the home

Not just in a phone. A physical list — utility emergency lines, plumber, electrician, HVAC — posted inside a cabinet door near the panel. During a storm when phones die, this list is worth more than anything in your contacts.

Salt air accelerates corrosion in smoke detectors, electrical connections, and GFCI mechanisms — often without visible signs. Any item marked Critical that you couldn't verify warrants immediate attention. If you found 3 or more unchecked items in this section, your property has meaningful life-safety exposure.

Zone Two

Moisture & Water Intrusion

The silent destroyer. In coastal Carolina, humidity and water intrusion cause more structural damage than storms. Most of it starts in the places you never look.

Approximately 4 minutes

Indoor humidity reading between 40–60%

Use any basic hygrometer. Above 60%, mold spores activate within 24–48 hours on organic materials (wood, drywall, fabric). Readings consistently above 65% indicate a moisture source that needs identification — not just dehumidifier coverage.

Critical

Crawlspace inspected — no standing water, moisture, or visible mold

With a flashlight, walk or scan the full crawlspace. Look for efflorescence (white mineral deposits on concrete — a sign of persistent moisture), soft spots, and any dark staining on joists. This is where your house's structural fate is decided and almost no one looks.

Under-sink cabinets dry — no water staining, warping, or odor

Open every under-sink cabinet. Press on the cabinet floor — softness indicates water damage. Sniff for mildew. Check supply line fittings and drain connections for white mineral staining, which indicates slow, chronic drips.

Important

Bathroom tile and grout intact — no cracking, soft spots, or discoloration

Press on tiles around the shower pan and tub surround. Any movement, hollow sound, or soft grout indicates water has breached the tile membrane and is wicking into the subfloor. This is one of the most common — and most expensive — cascade failures in coastal homes.

Attic shows no signs of moisture, staining, or mold on decking

A 2-minute attic inspection can reveal active roof leaks before they reach the ceiling. Look for dark staining on rafters or decking, soft spots, and daylight visible through the roof. Also check soffit vents — blocked soffits trap moisture and are common in older coastal homes.

Gutters clear and draining away from foundation

Clogged gutters overflow directly against the foundation and saturate the soil. Downspout extensions should discharge at least 4–6 feet from the structure. In live oak country, gutters need clearing more frequently than national guidelines suggest.

Water heater showing no rust, corrosion, or moisture at base

Check the floor beneath and around the base for rust staining or crystalline deposits. Inspect the anode rod access port for corrosion. In coastal environments, water heaters typically fail 3–5 years earlier than manufacturer estimates.

HVAC condensate drain lines clear and draining properly

Locate the primary drain pan beneath your air handler. Any standing water means the condensate line is blocked. A backed-up drain line overflows into the ceiling — it's one of the most common sources of water damage in coastal homes and almost always preventable.

Window and door frames show no soft wood, separation, or staining

Press on the wood around window frames, particularly at the lower corners. Soft wood indicates moisture penetration that has been occurring for months. Check interior window sills for persistent condensation staining.

Moisture damage rarely announces itself. It works behind walls, under floors, and above ceilings for months before becoming visible. Items marked Pro Verify indicate conditions that warrant professional moisture testing equipment — the kind of infrared and moisture meter readings we perform on every Barrier Setup Day.

Zone Three

Salt & Corrosion

Three miles from the ocean, the air carries enough salt to attack exposed metal, degrade mechanical systems, and consume hardware within years. Most of it is invisible until it fails.

HVAC condenser coils visually inspected — no heavy salt fouling

Look through the coil fins. Heavy salt deposit appears as a white/grey crust between the fins and significantly reduces efficiency and shortens compressor life. Coastal units should be professionally cleaned annually — every other year at minimum for properties farther inland.

Exterior hardware (hinges, locks, latches) functional and not seized

Test every exterior door and gate hinge, lock, and latch. Seized hardware during an evacuation or emergency is a serious risk. Stainless steel or solid brass is required within a mile of the water — anything else corrodes.

Important

Exterior light fixtures showing no active corrosion at wiring entry points

Look at where the fixture meets the wall. Green corrosion at a wiring entry point means moisture has entered the electrical box. This is a fire and shock risk. It's also an indicator that other exterior electrical components may be compromised.

Deck and handrail fasteners — no visible rust bleeding or corrosion

Walk the deck and look at screw and bolt heads. Rust bleeding (brown streaks radiating from fasteners) indicates the structural fasteners are corroding beneath the surface. This is a load-bearing safety issue, not cosmetic.

Exterior paint or finish intact — no chalking, peeling, or bare wood

Walk the full exterior perimeter. Chalking paint is a sign the UV and salt have broken down the binder — it's no longer protecting the substrate. Any bare wood is actively wicking moisture and salt. South and west exposures fail first.

Important

Vehicle and garage stored metal items treated or covered

Tools, bikes, trailers, and grills stored in coastal garages corrode faster than anywhere else in the country. Bare metal surfaces need regular treatment or covering. It sounds minor — until you try to use a corroded tool in an emergency.

Important

Irrigation and hose bibs functional — no seizing or weeping

Turn on each hose bib and run a brief flow test. Salt-corroded shut-off valves can seize in the open position and cannot be closed in a flood emergency. Also check for dripping at the stem — a sign the packing is failing.

Important

Metal roof components, flashing, and vents show no active corrosion

Binoculars are fine. Look at ridge vents, plumbing stacks, and any metal flashing where roof planes meet walls or chimneys. Surface rust on flashing is cosmetic; rust at seams or fasteners is structural and requires immediate sealing.

Window and door weatherstripping sealing properly — no light gaps

On a bright day, look for light gaps at the edges of exterior doors and windows. Deteriorated weatherstripping lets in salt-laden air that corrodes everything it touches — including your HVAC system from the inside. It also dramatically increases energy costs.

The Salt Math

The closer you are to the water, the more aggressive the salt load — but even properties 5–10 miles inland see accelerated corrosion compared to non-coastal locations. Annual professional corrosion inspections can extend HVAC system life by 3–5 years and prevent the most common cascade failures we see in unmanaged properties.

Zone Four

Storm & Hurricane Readiness

The Atlantic hurricane season runs June through November. How ready are you right now — not when the watch is posted and fuel is already gone?

Generator present, fueled, started, and load-tested in last 90 days

A generator that hasn't run in 6 months is a gamble. Start it today. Run a load (a window AC unit or the refrigerator circuit). Stale fuel and corroded carburetors are the most common failure modes — and both are invisible until the power is out and it's too late to fix it.

Storm shutters or plywood staged and deployment method understood

Do you know how to deploy them? Does anyone else in your household? Are the tracks or mounting hardware clear of corrosion? After a watch is posted, shutter installation capacity in this region is overloaded within 12 hours. Your preparation window is right now.

7-day emergency supply kit staged and inventory current

FEMA recommends a minimum of 72 hours. Barrier Group recommends 7 days for coastal NC homeowners. Inventory should include: water (1 gal/person/day), non-perishable food, medications (30-day supply), flashlights, batteries, first aid, and cash in small bills.

Evacuation route planned and two alternate routes identified

Not just "take I-40 west." When 400,000 people evacuate Wilmington simultaneously, I-40 becomes a 6-hour parking lot. Know your primary route, two alternates, a designated meeting point outside the impact zone, and a fuel station not on the main evacuation corridor.

Outdoor furniture, equipment, and décor with a storm storage plan

Every unsecured item in your yard becomes a projectile in 90mph winds. Do you know where everything goes and how long it takes to move it? Teak furniture alone can take 45–60 minutes per set to stage. Factor this into your storm preparation timeline.

Go-bag packed for immediate 72-hour evacuation

Separate from your shelter-in-place supplies. Contains: documents (see Section 5), medications, phone chargers, clothing, pet supplies, and at least $200 cash. Located near the primary exit. Every family member who can carry one should have one.

Important

Roof in good condition — no missing or damaged shingles

Binoculars from the yard. Look for lifted edges, missing granules (bare black spots), and any flashing that's separated from the roofline. A marginal roof becomes a catastrophic failure in a Category 1 storm. If in doubt, a $150 inspection before season is the best insurance supplement available.

Trees and large branches assessed — no obvious hazard limbs over structure

Walk the property and identify any limbs over the roofline, HVAC equipment, or power entry. Live oaks and pines are the most common structural damage sources in coastal storm events. Arborist assessments before season are significantly cheaper than emergency tree removal after.

Insurance policy reviewed within the last 12 months — coverage confirmed

Specifically: confirm your dwelling replacement cost coverage reflects current construction costs (not the purchase price), verify flood insurance is active and current (standard homeowner's policies do not cover flooding), and confirm your wind deductible amount. Many coastal homeowners learn about coverage gaps after a storm — not before.

Florence (2018) caused $17 billion in damage across North Carolina. The properties that recovered fastest weren't necessarily the ones that avoided damage — they were the ones whose owners had documented their property, understood their policies, and could act immediately. Preparation is a financial strategy, not just a safety one.

Documentation & Records

When something goes wrong, the homeowners who recover fastest are the ones who know exactly what they own, what it's worth, and who to call. Most can't answer any of those questions.

Current home inventory with photos — stored off-site or in cloud

Walk every room and document your belongings on video — serial numbers, model numbers, estimated values. Store it in cloud backup or off-site. This single document will determine the speed and accuracy of your insurance claim after a loss. Most homeowners don't have it.

Insurance policy documents accessible — policy numbers and adjuster contact known

Not just "somewhere in a drawer." You need your policy numbers, the claims phone number, and your adjuster's direct line accessible from your phone or go-bag. After a major storm, the standard claims line may have a 4–6 hour hold time.

Major appliance and system records on file (age, brand, model, serial numbers)

When your HVAC fails and the technician asks what unit you have, can you answer without going outside? Record the make, model, serial number, and installation date of your HVAC, water heater, and major appliances. Age determines urgency of replacement planning.

Trusted vendor list on file — plumber, electrician, HVAC, roofer, general contractor

Not just names — phone numbers, after-hours lines, and a note on whether you've used them. After a storm, unlicensed contractors descend on coastal communities offering cheap, fast, and frequently fraudulent repairs. Having pre-vetted relationships protects you.

Property deed and title documentation accessible

Originals in a fireproof safe or safe deposit box; scanned copies in cloud storage. In a disaster scenario involving property disputes, FEMA assistance, or insurance claims, these documents accelerate everything.

Maintenance history log — past work, dates, costs, contractor information

A maintenance log is worth thousands of dollars when selling, tens of thousands when negotiating an insurance claim, and priceless when a new contractor asks "has this ever been repaired?" without it you're guessing. A simple spreadsheet or the Home LogBook™ format works.

Exterior property photo documentation — current, within the past 12 months

Walk the full exterior and photograph every elevation, every outbuilding, and all major mechanical equipment. Date-stamped photos are one of the most valuable tools in an insurance dispute. They prove the pre-loss condition of your property and establish the baseline for damage claims.
