What Home Watch Actually Is
The National Home Watch Association defines Home Watch as "a visual inspection of a home or property, looking for obvious issues." We take that seriously โ€” and then some.
๐Ÿ”

Documented Visual Assessment

Each visit follows an NHWA-aligned checklist covering exterior, interior, plumbing, HVAC, electrical, environmental, and security systems. Nothing gets skipped.

๐Ÿ“ธ

Timestamped Photo Reports

You receive a photo report after each visit โ€” timestamped conditions with notes on anything that needs attention. Delivered within 24 hours.

๐ŸŒก๏ธ

Environmental Monitoring

Temperature, humidity, moisture readings with calibrated instruments. We catch water intrusion, HVAC failures, and mold conditions before they become disasters.

๐Ÿ”‘

Security Verification

Doors tested, windows checked, alarm status verified, cameras confirmed operational. We physically test locks on each visit.

๐Ÿšฐ

Active Plumbing Checks

We don't just look at your plumbing โ€” we run faucets, flush toilets, open cabinets, and check supply lines. Active checks catch problems passive observation misses.

๐Ÿ“‹

Home Logbook

A running digital record of your property's condition over time. Invaluable for insurance claims, resale documentation, and tracking what's changed between seasons.

Why Accreditation Matters
Not All Home Watch Is Created Equal.
Barrier Group is one of the only NHWA-accredited Home Watch providers serving Wilmington's barrier island communities. Here's what that means for you โ€” and what you risk without it.

With NHWA Accreditation

Vetted. Background checked. Screened for consumer complaints. Insurance verified and always available for review.

Trained. Ongoing education. Industry best practices. Standardized protocols โ€” consistent across visits, properties, and seasons.

Accountable. Bound by the NHWA Code of Ethics. Transparent pricing. No hidden fees. Full documentation.

Insured โ€” correctly. Professional Liability (E&O) + Commercial General Liability. Two separate policies designed specifically for this work.

Without Accreditation

No vetting. No background check requirement. No complaint screening. No way to verify they carry proper insurance โ€” or any insurance at all.

No standards. No required training. No protocol. No consistency. Each visit is whatever they feel like doing that day.

No accountability. No code of ethics. No oversight body. If something goes wrong, you have no recourse beyond a lawsuit.

Your liability. If an uninsured operator damages your property or is injured on-site, you may be personally liable.

Anyone can call themselves a "home watch" provider. Accreditation is the difference between a professional with verified credentials and insurance โ€” and someone with a key to your house.

What Happens When Nobody's Watching
Coastal properties don't wait for you to come back. Here's what can happen while you're away.

7 Days

A toilet runs continuously. Water bill spikes. No visible damage yet, but the meter is spinning. A slow leak under the kitchen sink begins dripping onto the subfloor.

30 Days

HVAC condensate drain clogs. Humidity climbs. Mold begins forming behind furniture and inside closets. The running toilet has now wasted thousands of gallons. Salt air has begun corroding exterior hardware.

90 Days

The kitchen leak has warped the subfloor and reached the crawlspace. Mold remediation is now a $15Kโ€“$40K job. Pest colony has established inside the walls. Insurance adjuster asks: "When was the property last checked?"

With Home Watch

The running toilet is caught on the first visit โ€” a $25 flapper fix. The leak under the sink is documented with photos on day 14. The condensate drain is flushed for $35. Total cost: under $100. Total damage prevented: tens of thousands.

What Most Homeowners Don't Know
Your Insurance Has a
Vacancy Clause.
Most homeowner's policies limit or void coverage once a property sits unoccupied for 30โ€“60 days. That means a burst pipe, storm damage, or break-in at your coastal home could result in a denied claim โ€” not because you lacked insurance, but because no one was watching.

Estate + Trust Oversight
Protecting properties during life transitions.

When a family member passes, relocates to assisted living, or enters a trust โ€” the property still needs someone watching. We provide ongoing stewardship during probate, trust administration, or estate settlement. Monthly documented visits, vendor coordination, and insurance-compliant records until the property transfers or sells. Typical engagements run 6 to 18 months.

What we handle

Regular Watch visits on the same NHWA-accredited protocol. Vendor coordination for lawn, pool, and maintenance. Insurance-compliant documentation for the executor or trustee. Show-ready prep when the listing goes live.

Who refers us

Estate attorneys, elder law firms, trust administrators, fiduciaries, and family members managing a loved one's property from out of state. We work with whoever is authorized to make decisions about the property.

Common Questions
How often do you visit?
Most clients choose twice per month. Weekly and monthly options are also available. Visit frequency depends on your comfort level, how long the property is vacant, and the time of year โ€” hurricane season typically warrants more frequent checks.
What's the difference between Home Watch and a house sitter?
A house sitter lives in your property. Home Watch is professional, documented property monitoring โ€” we visit on a schedule, follow a protocol, take photos, check systems, and send you a report. We carry insurance specifically designed for this work. A house sitter does not.
What happens if you find a problem?
You get a call with the facts and a recommended next step. We classify findings as Green (normal), Yellow (monitor), or Red (act now). For Red findings, we can coordinate an emergency vendor or take immediate protective action depending on your Standing Service Authorization.
Do I need Home Watch if I have a security system?
Security systems detect break-ins and fires. They don't detect slow plumbing leaks, rising humidity, HVAC failures, pest infestations, or landscape damage. Those are the things that actually cost coastal homeowners money โ€” and they're exactly what Home Watch catches.
Are you licensed and insured?
We are NHWA Accredited, bonded, and fully insured with both Professional Liability (E&O) and Commercial General Liability coverage. Our principal is a retired first responder with over 20 years of property management experience.
