On-site assessment, protective action (shut water main, tarp damage, meet first responders), photo documentation, and vendor coordination. Preferred rate for active monthly clients.

After-hours text and call communication included with all monthly plans at no extra charge.

Non-members

$295 dispatch + $150/hr

Same professional response. Dispatch fee collected via secure payment link before we leave. No monthly commitment required. Available to any Wilmington-area property owner.

After dispatch, many non-member clients choose to sign a monthly plan for preferred rates going forward.

On-demand response is available based on current capacity and conditions. We are not a 24-hour answering service and do not guarantee availability. When available, we respond as quickly as safely possible. Dispatch fee is collected via secure payment link before response.

Not every homeowner needs a monthly plan. But most coastal homeowners eventually needs someone reliable, insured, and local. All services below are available as one-time work orders โ€” quoted per job, no commitment required.

Start, run 15 min under load, check oil, document hours. Your backup power stays ready โ€” not dead when you need it most.

Vehicle + boat startup

Start the engine, confirm gauges, verify battery maintainer. Cars, boats, RVs, golf carts โ€” we keep them from going dead in the garage or on the lift.

Light maintenance

Air filters, batteries, flappers, caulking, hardware lube, bulbs, screen patches. Small fixes from a stocked truck โ€” done right the first time.

Vendor coordination

We find the right vendor, schedule the work, provide access to your property, oversee the job, and verify it's done. You get photos and a report.

Contractor oversight

Renovation while you're away? We document progress, confirm scope, photograph milestones. Your eyes on-site so you don't need a plane ticket.

Common Questions
Do I have to use your vendors?
No. If you have preferred vendors, we work with them. We coordinate scheduling, provide access, and verify the work. If you don't have vendors, we introduce you to our local network โ€” trades we've worked with personally and trust.
How does Move-In Ready work?
Tell us when you're arriving and what you need. We coordinate the details โ€” cleaning, groceries, linens, climate, pool, dock โ€” and walk the property before you arrive to make sure it's right. You walk in and it's all taken care of. Pricing depends on scope: a basic arrival prep is different from a full-service Move-In Ready with furnished staging.
What does the Standing Service Authorization cover?
You choose your comfort level. Tier 1 covers routine items up to $50 (air filters, batteries, toilet flappers) โ€” we handle them on the spot and add them to your invoice. Tier 2 covers items up to $150 with a text approval. Anything above that gets a formal quote. You can set a monthly cap and change your authorization level at any time.
Do you mark up vendor invoices?
We never mark up vendor invoices without your knowledge. You see the vendor's invoice and our coordination fee separately. Full transparency on costs.
What's the difference between stewardship and a property manager?
Property managers typically handle rental properties โ€” tenant relations, lease management, rent collection. Stewardship is for homeowners โ€” not tenants, not rental guests. Whether your property is a seasonal retreat, a future retirement home, or an investment you visit a few times a year, we maintain it with the same care and attention you would if you lived next door.
